House Painters · Miami, FL

Miami painters who show up and walk the whole house.

Nobody can price a Miami repaint from a phone call, and in this city less than most. Tell us the address and a licensed, insured painter comes out, checks every surface inside and out, and puts a firm number in writing before anything starts.

  • Someone comes to the property and walks every room
  • A firm written price before anything starts, and it holds
  • Licensed and insured. Ask to see both
  • We call you back the same day, not next week

What nobody tells you about Miami

Miami is not one market. It is several, inside the same city limits.

This is the most misread city in Florida for anything home related. Brickell and Coconut Grove sit inside the same municipal boundary as Liberty City and Overtown. A painter quoting "Miami" as if it were one place is quoting an average that fits nobody.

It matters to you for a practical reason: the going rate, the type of construction and the prep involved change completely from one side of the city to the other. A 1940s bungalow in the Grove and a new build in Edgewater are different jobs, and a company that treats them the same is guessing on one of them.

Brickell and Edgewater

Condo interiors, high floors, building rules about working hours and elevator access. The building's restrictions often move the schedule more than the paint does.

Coconut Grove and Coral Way

Older single-family stock, wood trim, mature canopy keeping walls damp longer. Prep here is where the money goes.

Little Havana and Shenandoah

Dense blocks of older stucco, decades of layered paint, and neighbors close enough that overspray is a real problem.

Wynwood and Design District

Mixed use, commercial next to residential, and often a color decision that has to clear more than one person.

Coral Gables and Pinecrest

Historic Mediterranean, strict exterior color rules in parts of the Gables, and a standard of finish that shows every shortcut.

Key Biscayne and the islands

Salt air working on the walls every day of the year. Exteriors here fail faster than anywhere else in the county.

Check this before you call anyone

Your address may say Miami and not be in Miami.

Around 1.1 million people in Miami-Dade live in unincorporated areas: Kendall, Westchester, Tamiami, The Hammocks and others. Their mail says "Miami, FL" and their property sits outside the city limits.

It is not a technicality. Plenty of companies build their service area around city boundaries, so a homeowner in Kendall calls, gives a Miami address, and only finds out at the end of the conversation that the crew does not go there. It wastes your afternoon.

Give us the ZIP code on the form and that question is settled before anyone calls you back.

What the sun and salt actually do

Why a Miami exterior fails early

  • Ultraviolet at this latitude fades a south-facing wall years before the north side of the same house
  • Humidity keeps stucco damp, and paint over damp stucco blisters from underneath
  • Salt carries inland further than people expect, and it eats the film from the surface down
  • Afternoon storms in the wet season mean an exterior job gets planned around weather, not scheduled despite it
  • Hairline cracking in stucco is normal here and has to be patched, not painted over

Straight talk

What a good Miami painter does that a bad one skips.

The gap between a repaint that holds for years and one that looks tired in a season is almost never the paint. It is what happened before the first coat, and every one of these takes time that a cheap bid did not include.

Washes and waits

Pressure washing is the easy part. Letting the wall dry completely before coating is the part that gets skipped when the crew is behind.

Patches the stucco

Hairline cracks filled and cured, not bridged with a thick coat that splits again in the first dry season.

Replaces the caulk

Around every window, door and trim joint. Old caulk is where water gets in, and water is what lifts paint from the edges.

Two coats, and shows you

One heavy pass looks like two on the day and fades unevenly within a year. Ask to see the wall between coats.

Something we learned buying advertising here

Miami is the only name in this region that anybody types.

We tested twenty-four town names across the two counties to see which ones households actually use. Seventeen came back with no measurable volume whatsoever, and the list of no-shows is not the one you would predict: Key Biscayne, Pinecrest, Bal Harbour, Miami Shores and Surfside are all on it. Miami itself runs six to ten times any other name in the region.

One thing follows from that and it changes how this page is written. A household in Pinecrest or on Key Biscayne does not use the name of their own village. They ask for whoever is nearby, and they arrive on a Miami page. So this page is the front door for half a dozen municipalities that never show up anywhere by name, which is exactly why it is built around neighbourhoods instead of around a boundary line.

Never typed, always served

Minutes from here, invisible in the data

  • Key Biscayne. Its own village, its own building rules, and the harshest salt exposure in the county
  • Pinecrest and Palmetto Bay. Large plots and mature canopy, so walls stay damp longer than anywhere in the city
  • Bal Harbour and Surfside. Small, dense and mostly vertical, where the building governs the schedule
  • Miami Shores and North Miami. Older single-family stock, where preparation is the entire conversation
  • Kendall, Westchester and The Hammocks. A Miami postal address with no city behind it at all

Every one of these is somewhere a crew reaches on an ordinary morning. Put the postcode on the form and nobody has to guess.

Where to go next

The neighbourhoods keep going.

Coral Gables, Doral and Aventura each got a page of their own, because what fails, who approves the colour and who controls the schedule are genuinely different in each one.
