Condo & House Painters · Aventura, FL

Aventura painters who get past the front desk with the paperwork in order.

Here the hard part is rarely the wall. It is the building: the certificate of insurance, the elevator booking and the hours you are allowed to work. Tell us the address and a licensed, insured painter walks the unit and puts a firm number in writing.

  • Someone walks the unit before a number exists
  • A firm written price up front, and it holds
  • Licensed and insured, with the COI your building will ask for
  • The estimate costs you $0 and commits you to nothing

Nobody warns you about this part

In a tower, the building is the second client.

Painting a unit on the fourteenth floor is not harder than painting a bedroom. Getting to the fourteenth floor is. Between the front desk, the management office and the freight elevator schedule there are three approvals that have nothing to do with paint, and they are what sets the date.

A company that works this corridor regularly has the paperwork ready before you ask. One that does not will lose a week finding out what the building wants, and you will feel it as silence.

Certificate of insurance

Most associations want a COI naming the association as additional insured before anyone unloads. Ask for it on day one. A crew with tower experience produces it the same afternoon.

The freight elevator window

Reserved in advance, usually a block of hours on a weekday, and shared with every other unit doing work. It caps how much material moves in a day, which caps the schedule.

Hours the building allows

Commonly weekday business hours only, sometimes with a hard stop in the afternoon. Weekend work is the exception here, not the norm, and it is worth confirming before you plan around it.

Protection from door to unit

Corridor carpet, elevator cab, lobby floor. The building is watching that more closely than it is watching your walls, and damage there is the fastest way to get a crew barred.

Something our own map shows

Three of the eight cities we added this year are minutes from here. The one we dropped is across the county line.

When we rebuilt our service map by ticket rather than by reach, eight municipalities went on and nine came off. Three of the additions sit in this same ten kilometre strip: Bal Harbour, Bay Harbor Islands and Golden Beach. Sunny Isles Beach was already on both versions, and so is Aventura.

Immediately north, on the other side of the line, Hallandale Beach came off. That is the sharpest boundary anywhere on our map, and it exists inside a few minutes of driving.

Why it matters to you and not just to us: the crews already working this strip know how these buildings run. They have dealt with the desk, the COI and the elevator booking in the tower next door. Distance is not the constraint in Aventura. Access is, and familiarity with access is worth more than proximity.

What speeds up a condo estimate

  • The building name, because half the access questions are answered by that alone
  • Whether the unit is occupied, empty, or between tenants with a fixed handover date
  • Ceiling height and whether there is any double-height wall over a stair or living area
  • Whether the balcony is included, which is a different surface and sometimes a different approval
  • Any wall covering, mirror or wallpaper coming off first, since removal is its own line

Ten floors up the weather is different

On a balcony facing the Intracoastal, salt gets there first.

The inside of a unit here ages like the inside of a unit anywhere. The balcony does not. It is outdoor surface at height, taking wind-driven salt off the water every day of the year, and it fails on a schedule of its own that has nothing to do with when the living room was last done.

Rust bleeding through

Brown streaks under a railing post are corrosion inside the fixing, not a stain on top of the coating. Painting over them hides it until the next rain. The metal is treated first or the streak comes back.

Ceilings and soffits above

The underside of the slab above your balcony collects salt film and never gets rinsed by rain. It is the surface people forget to include and the one that shows first when the rest is fresh.

What the association owns

In many buildings the exterior face and sometimes the balcony ceiling are common elements, not yours. Confirm the line before you pay to paint something the association is scheduled to do.

If you own more than one unit

Two units in the same tower is one mobilisation.

Investors and families holding more than one line in a building pay twice for access when the work is booked twice. One elevator window, one set of approvals, one crew on site. Say so on the form and the visit covers both.
