House Painters · Fort Lauderdale, FL

Fort Lauderdale painters who walk the dock side too.

On a waterfront property the two elevations are not the same job, and a quote that treats them as one gets revised later. Tell us the address and a licensed, insured painter comes out, checks every surface, and puts a firm number in writing.

  • Someone comes out and walks the whole property, water side included
  • A firm written price before anything starts, and it holds
  • Licensed and insured. Ask to see both
  • We call you back the same day, not next week

The water changes the job

Fort Lauderdale is a waterfront city, and paint knows it.

Three hundred miles of canals run through this city. If your property is on or near the water, and a lot of them are, the wall is dealing with salt air, constant humidity and reflected sun at the same time.

That combination is harder on an exterior than anything inland. A finish that would hold seven years thirty miles west can start chalking in four here, and the side facing the water almost always goes first.

Las Olas and Rio Vista

Older homes, deep lots, mature landscaping shading walls that then stay damp. Prep-heavy work and owners who notice the finish.

Victoria Park

A mix of 1920s cottages and new infill on the same street. Two houses side by side can need completely different preparation.

Coral Ridge and the Isles

Waterfront single-family, seawalls, docks and salt exposure on the canal side that the street side never sees.

Wilton Manors and Oakland Park

Smaller mid-century homes, often flat-roofed, where trim and fascia carry most of the labor.

Downtown and Flagler Village

Condo and townhouse interiors, with building rules about hours, elevators and where a crew can park.

Lauderdale-by-the-Sea and Sea Ranch Lakes

Direct ocean exposure. The most demanding exterior environment in the county, and the one that punishes shortcuts fastest.

If you are on the water

Ask about the canal side specifically.

On a waterfront property the two elevations are not the same job, and a quote that treats them as one is a quote that will be revised later.

The side facing the water takes salt spray, more sun off the surface, and wind that carries both into every seam. It usually needs more preparation, sometimes a different product, and it will always be the side that fails first if the crew treated the house as one uniform surface.

A painter who walks the dock side before quoting is telling you something about how they work. One who quotes from the street is telling you something too.

What to have ready

Before the estimate

  • Whether the property is on a canal, and which elevation faces it
  • When it was last painted, and whether anyone knows what product was used
  • Any spot where you have seen bubbling, peeling or a chalky residue on your hand
  • If there is an HOA, whether exterior color needs approval and how long that takes
  • Whether you want trim, fascia, soffits and doors included or quoted separately

Season matters here

When exterior work actually gets done in Broward.

Exterior painting is the only trade the weather can cancel outright, and South Florida has two seasons that behave completely differently.

The dry season

Roughly November through April. Lower humidity, predictable afternoons, and paint that cures the way the manufacturer intended. It is also when every good crew is booked.

The wet season

May through October. Afternoon storms are close to daily, so the work gets planned in morning windows and the schedule stretches. Not impossible, just slower.

What that means for you

Booking an exterior in the wet season usually costs less and takes longer. Booking in the dry season means calling earlier than you think you need to.

Something the demand numbers gave away

This city was missing from our own working list, and it turned out to be the second busiest painting market in South Florida.

When we sized up where the repaint work actually sits, three names came back far higher than we had them: Fort Lauderdale, Hollywood and Pompano Beach, ranking second, third and fourth behind Miami. Our starting list had been drawn around where crews already lived, which is how two of the busiest places to repaint a house ended up unlisted.

Pompano also produces the heaviest demand for wall repair we found anywhere, above Miami itself. That is a building-stock fact rather than a preference. A great deal of it went up in the seventies and eighties, and how much filling and patching sits ahead of the first coat is what decides those estimates.

It matters here because this city straddles the same divide. Victoria Park and Wilton Manors carry mid-century houses that need real repair before colour; the newer stock along the water needs almost none and spends its budget on salt-side preparation instead.

Why it lands on your street

What that changes about your estimate

  • Housing here skews newer and lower than the stock further south, so access adds less to a job and salt adds more
  • Filling and patching is a bigger slice of the number here than it is inland, especially on anything mid-century
  • A crew working this city usually covers Wilton Manors, Oakland Park and Pompano in the same week. Worth asking whether yours does
  • Two houses on one block can be forty years apart, so a per-square-foot figure quoted from the pavement means very little

Where to go next

North and south of here.

Aventura is almost entirely vertical, so the building sets the schedule there. Miami sits in a different building era altogether. Each has its own page, written from what actually goes wrong in it.
