House Painting · Miami-Dade & Broward
Interior and exterior painting across Miami-Dade and Broward. What follows is the part nobody puts on a coverage page: how the two counties differ, where crews actually go, and what gives out first on each side.
Takes about 30 seconds. We call you back the same day to set the visit.

The county line is not administrative
People treat South Florida as one market because it looks like one from a plane. For this trade it is two, and the border between them changes what you are hiring for more than a ten-mile difference in address ever could.
Vertical, and older than people assume. A large share of the work is unit interiors in managed buildings, where the schedule is set by lift bookings and management approval rather than by the painting. Away from the towers it holds the oldest stock in the region, and the widest internal spread of any county in the state: two streets can want opposite things and both be right.
Flatter, wider and easier to get a ladder into. Detached houses on their own plot dominate, much of the western half went up after 1990 behind gates, and the eastern edge is threaded with canals, so a meaningful share of houses have a water side that ages on a different clock from the street side. Access is the cheapest here and the exposure is the harshest.
The practical consequence is simple. A company that only works one side of the line is fluent in one of these and improvising on the other. Ask which one they do every week.
Where the crews actually go
Our coverage across the two counties is twenty-five cities. That is the wide map, and it is the honest answer to "do you come here": if your address is on it, somebody comes out.
We also keep a narrower version of the same map, drawn by a different question entirely, and the two disagree about nine places. That split is about how bids get decided locally rather than about any neighbourhood being better than another, and it belongs in the cost guide, where it explains something useful.
The wide map: Aventura · Boca Raton · Coral Gables · Coral Springs · Davie · Deerfield Beach · Doral · Fort Lauderdale · Hallandale Beach · Hollywood · Lauderdale-by-the-Sea · Lighthouse Point · Miami · Miami Beach · Miami Gardens · Miami Lakes · Miramar · North Miami · Pembroke Pines · Plantation · Pompano Beach · Southwest Ranches · Sunny Isles Beach · Sunrise · Weston.
Not on the list
Coverage moves week to week with where crews are already working, and the edges of both counties get served more often than a fixed list suggests. The postcode settles it in one exchange rather than three.
Same weather, different casualty
Sun, humidity and salt work on every wall in both counties. What they destroy first is decided by what the wall is made of and how exposed it stands, and that is where the two counties part company again.
Registration for this trade is handled locally rather than statewide, so the paperwork a company needs is not identical in both counties. Worth one question if the company you are talking to works mainly on the other side of the line.
The canal face takes wind-driven salt daily and gives up years before the street face of the same house. Painting all four sides on the same cycle is how people end up repainting three of them too early.
Post-1990 communities fail through settlement cracking and dried-out sealant rather than through age. Different repair, different sequence. The failure guide covers all of it.
Start where you live
Each one is written for how that market is actually built rather than as a template with the name swapped: what the housing stock is, what has to be settled before a crew can be booked, and what fails on it first.
If your city is not among them yet, the form still reaches the same place. Give the postcode and coverage is confirmed before anybody calls you back.
